An affordable condo in Vancouver, or a big house in the U.S.?

Do you prefer a small condo in Vancouver's West End or a big, bright second home in Phoenix, AZ? That seems to be the question that many investors and regular home buyers alike are still asking themselves these days. 

Of course, this is not a weather-driven decision. With real estate markets so affordable in attractive US states such as Arizona, Texas and Florida, the idea of owning a house there for the same price you’d pay for a tiny condo in Vancouver is becoming increasingly inviting for many.

In case you’re one of those people considering the possibility of selling your Vancouver home and buying a second one in the US, here are a few comparisons of what $500,000 can buy you in Vancouver versus a couple of homes in southern US states.

For reference, we found this condo in Vancouver's West End which we think does justice to the local real estate market.

Vancouver, BC: #205 1220 Barclay St., West End Vancouver  

 We’ll admit it. This is a nice 2-bedroom condo that comes with a gas fireplace. Very warm and well-tended, it has belonged to the same family for the past 20 years. What you won’t get, however, is a lot of space, as the apartment covers only 828 sqft. The condo is for sale for $499,000 CAD.

Phoenix, AZ: 9023 N 15th Place, Phoenix, Maricopa County

 

A 2006 custom-built home on 2,736 square feet, this property has some pretty great things to boast about: amazing mountain and panoramic city views, stone and hardwood floors with beautiful Cantenerra pillars supporting the incredible 22 foot ceilings. Bonus: a built-in wine cooler. Did we mention sun and high temperatures year round? Asking price: $499,900 USD.

Austin, TX: 12521 Bismark Dr., Austin, Travis County 

This 4-bed, 4-bath property comes pretty close to being a dream home, for no more than $500,000. Built in 2011 on a 1-acre lot, it is meant to entertain your guests (it has a guest bar room). while at the same time providing you with the comfort of a spacious, 3,448 square foot home. Nice interiors as well.

Orlando, FL: 5784 Melrose Drive, Orlando, Orange County

 This is the largest house in this series: 4 bedrooms and 4 bathrooms and over 4,650 square feet of living space for $498,000 USD.  Among the extras this property features are a (5th) bonus room with a private full bath on the second floor, a covered lanai and screened pool. It is part of a gated community that also offers access to several tennis courts, a fitness centre and a heated Olympic-size pool, among other things.
